Construction Watch: Main Street
Main Street continues to stir. Ellicott Development is renovating a vacant, three-story, turn-of-the- 20th-century building at 1010 Main St. The property is located near North Street and is along the western edge of the Buffalo Niagara Medical Campus. In Midtown, Regan Development is making progress converting the Packard Building to residential use.
Kaleida Health is leasing the 36,000 sq.ft. building at 1010 Main Street from Ellicott Development for an outpatient facility. Ellicott is installing a new entry on the south side of the building fronting a new 39-space parking lot where a one-story building. Minimal changes are planned for the front façade- Existing doors, storefront and cast concrete façade will remain.
Bryant & Stratton last occupied the string of buildings located at 1010-1028 Main Street. Ellicott Development has owned the properties located in the Allentown Historic Preservation District since 2004.
Further north, the Packard Building at 1325 Main Street is being converted into a mix of 40 apartments and first floor commercial space by Regan Development.
The circa-1926 building was originally constructed as an auto dealership and vehicle storage and is two blocks north of ArtSpace. There will be one studio apartment, 11 one-bedroom, 24 two-bedroom, and four three-bedroom units. Gross rents (rent plus utilities) will range from $287 to $800 and will be affordable to households with incomes at or below 80 percent of the area median. Due to the financing used, project sponsors must ensure long-term (15-30 years) use by low and/or very low-income persons.
Occupancy is scheduled for the spring.

My Favorite Buildings
This house on Richmond Avenue is very unusual for Buffalo. It stands out among its wooden neighbors not only in material but also in detail and form. Buffalo is overwhelmingly constructed of wood with brick coming in a distant second as a material. Stone houses are very rare. Also rare is the Palazzo styling and shape of this house. The Wait is Almost Over - BR's New Site

Well, this is great news! Lets hope that it has an impact on St Vincents Orphage across the street!
And that both developments here and at Artspace attact a redevelopment opportunity for Our Lady of Lourdes de Notre Dame.
Both SV and OLOL are important parts of restoring this section of Main Street to some form of stability and vitality.

Look for Kaleida to renovate and occupy a number of sites on Main St. since they need to move services to the BNMC (as Gates is phased out--but construction of large new buildings doesn't progress in time to occupy them). Also, some ambulatory services at BGH will need to be housed off site during hospital reconstruction. It will be like one of those sliding tile puzzles in which some clinical service moves to a vacant site, only to be replaced by a different one, making room for something else, somewhere else...... I wouldn't be surprised to find that some of them stay right on Main St, making for a more organic urban setting.
