Last week I was talking to Justin Azzarella at The Elmwood Village Association and he told me that this week was going to be an exciting one for Elmwood and Buffalo. I asked him what he meant by that and he said, ”For me it’s the biggest thing ever. I was so wound up yesterday that I couldn’t sit at my desk… as an urban planner this is big, big, news… and it’s very exciting for the city!” I stared at him and asked what on earth it was and he said, ”You’ll just have to wait.”

Then, this past Friday, Dan Leonard from the association sent me a video and asked that I broadcast it on BRO today. I called him this morning and told him that whatever it is, it better be good, and he answered, “It’s not what you think it is… whatever you’re thinking. This is ongoing good news for Elmwood and Buffalo.” That totally stumped me. So take a swing at it if you want… they gave no hints as to what this could possibly be. They did say that the community is more than welcome to attend the announcement at Globe Market. I guess we’ll just see you there, and if you can’t make it, stay tuned to BRO and we’ll have the latest… whatever… for you.

    I called the EVA offices and from the sounds of it- this is a really big deal. I tried to get them to spill the beans but even as the first executive director, I could not get them to tell me.

    It feel like Christmas Eve and you want to know what's inside that really big box under the tree.

    Maybe it is news of a grocery store taking over the old Quality / Latina's site... but then again I don't think that warrants its own commercial.

    Maybe they are changing the name of the street so they can re-brand all over again

    or maybe the Elmwood Boutique Hotel is back on the table :)

    I believe the Elmwood village will be receiving some sort of designation as a national preservaiton area... opening it up to receive federal and state grants for redevelopment and historic preservation. That's my best guess.

    Buff State is expanding to accommodate 10,000 more students and 3,000 faculty... They are going to take over all vacant land and storefronts on Elmwood and convert the Richardson complex into classrooms, dorms, and offices.... sorry, I am still laughing about that string of posts from last week!

    Well, since the little teaser is playing Feist, just as the new batch of Apple ads are, it could be a hint. As a heavy Apple "user", I only need visit the store a couple times a year, so I'm content where it is in mall land. I'd rather see a Whole Foods.

    By the way, was a license granted from Feist and her record label to use this music in the promo? Got to watch yourselves. Can get into some big expensive trouble.

    It can't be a national retailer because City Hall is uber-excited about national retailers and would be in on it. Elmwood Village Association would not be this excited about a national retailer because they know such entities are a proven money suck out of a local economy. The idea is to develop national retailers and become their HQ, not to be a location!

    There was a possibility of an exciting development at Stuyvesant Plaza a few years ago. With the unfortunate, but predictable failure of Latina Foods, one can only hope that it is now a reality, in which case EV would have reason to celebrate so.

    I would like to Thank the ignorant people who are praying for that major retailer like UrbanOutfitters or a 5 story H&M. Because you are the same people who just sit around do nothing and then try to voice an opinion on sites like these and are not even supporting the local stores that are here now. try supporting them before you get a national retailer here and make the rich RICHER. think about it.

    the EV is moving out? I can only wish. I'd kill for an H&M, an Apple store is out of the question (there is already one in buff, we are not NYC, don't need two), Whole Foods? I want them to move into the old Latina's lot. New World Record? Have fun on hertal, let's move Pier One back to elmwood and in its place. Perhaps, just perhaps, they will explain why the EV logo looks like a clump of e. coli.

    haha I wasn't serious about the H&M. Even though I do love that store, I know how silly it'd be to have one on Elmwood. I live in the village- it's what made me fall in love with this city and move here. I hit up the local businesses multiple times a week. So with that said- put on a happy face, spacejoe.

    I guess if this is the "big announcement" its pretty cool, but really, what does this mean? A plaque to hang on the offices of the EVA? A small article in the free magazine that is sent out to members of the APA? great! I guess its good for marketing to bring new businesses. Existing landlords can increase their rent (wonderful...ummm not really)...please tell me there is more to the announcement than this...

    Why are people from this city so negative? It's that disposition that is counter productive, and hasn't helped the city for years! In place that has a lot of problems, every positive should be celebrated! It. This is great for the Elmwood Village and the City as a whole. Now lets move on to other problem areas like the Fruit Belt and Main Street with a can do attitude.

    I think you might have smoething there MikeJW. It would be a great honor to get all hot and bothered about but then again its just having your name on a list. Its great to get the recognition but next week when Forbes or whoever else makes lists decides to make one all the sudden it might not be there anymore. These lists are never consistent and so far I havent seen a huge upside to being listed on them other than feeling good. When big companies start relocating workers by the boatload to Buffalo because of a positive ranking then I'll view this as a huge thing.

    COME ON PEOPLE WAKE UP!!! This is AWESOME NEWS!!! I knew that once this was posted many of you would be nay sayers. Let's discard this great news because hey...it's not the Gap.

    Those of you who say "big deal" shame on you. This is a tremendous honor and I, for one, am thrilled. I want to thank everyone who gets off their ass to help make this one of the greatest neighborhoods in the USA!!!!

    Dont get me wrong, i think its great that Elmwood (and Buffalo!) made this list...it shows how far the area has come. National recognition is great! All i (and many others) are asking, is what does this mean? Grant money to improve areas of Elmwood that have not come as far as others? Grant money for facade improvements, roadway improvements? Will anything tangible come of this?

    With the East Side think you need to first kick some people in the ass in the neighborhoods, second try to create an environment where companies and entrepreneurs would feel comfortable risking investment dollars and life. This would include updating beat up infrastructure and again kicking some ass if these investments are defaced by gangland graffiti. The East Side needs some community pride, not more of the same bullshit excuse for urban culture thats going on there now. Theres no urban culture in a community with abandoned homes, burned out buildings, drug dealers, hustlers, bars on the windows.

    I'm excited for this award for reasons that the EVA has nothing to do with. I live on elmwood (granted, in the bastard side between allen and bryant, far from the shortsighted eyes of EVA) and its the best place I've ever lived for the community, the people, and the atmosphere. Its because I can hang out in the kitchen of Astoria and talk to the owners of the bryant block stores while I nosh on a pita. Its because Jean isn't that scary when you stop and say hi to her. Its Eric Starchild trying to sell you the same stuff every day. I can go into the lex and grab a plum, pay for it and continue my trek down the street.

    Elmwood became a great place because of her inhabitants, the "village" is a backdrop for the real stories. I want a personal thankyou to the real batteries that power elmwood, not the elmies that come from the burbs to buy.

    C'mon guys! We get a BRONZE statue! And some "virtual plaque" for the WEBSITE! Who needs more business, jobs, and grant money when we get THESE things! Huzzah!

    What happens next? In October 2007, during National Community Planning Month, APA will:

    * Announce the designated 10 Great Streets and 10 Great Neighborhoods * Issue press releases and other announcements * Present certificates and "virtual plaques" for designees' websites. Designees also will have the option of obtaining a bronze casting for display on-site.

    APA will publish a special report highlighting the great places recognized in 2007.

    Well, it's not the hard development news you'd like to have, and acclaim has but a limited number of calories to serve the starved civic psyche. Yet, this is is good news indeed, and should validate everyone who has sought to say that Buffalo should be focusing on the quality of its urban environments.

    EV is the only place that has succeeded thus far (with a possible wink to Hertel) and it has done so on the back of civic dedication, not municipal support. That is telling.

    If we get to the point where most of neighborhood commercial districts are able to be acknowledged thus, we can devalue the honor, but until then, congratulations to the Elmwood Village and all those who support it through thick and thin. More than that, we should acknowledge what's working in EV and insist that the same approach be duplicated across our great city.

    What a cynical, sour barrel of comments (for the most part). It's especially vulgar to see people diss the EVA for beautification efforts. Maybe they should just take away all the flowerpots and banners and stop trying to do what they can to make the neighborhood friendly, livable, and beautiful.

    If you are an urban planner, as Justin is, this IS a huge deal. This is their national association. This is the equivalent of national recognition for Justin, Bob Franke and Tom Cooney.

    How many other naysayers writing today have won national awards from their trade organizations with a side benefit of heralding the region? Let them enjoy it.

Can we at least get a grant from Albany to hire somebody to guard the statue? Then we'd at least have a statue, a grant, and one new job. And maybe even that virtual plaque too!     I want to ask those that have posted negative comments to enlighten the rest of us as to your contributions you have personally made to the betterment of the Elmwood Village. Are you a volunteer? Do you own a business? Do you pick up litter? Do you tend to one of the community gardens? Do you assist at the Farmers Market? Do you help to retain small businesses? Do you market the area?

    Please tell those of us that think this is great news just what you have contributed to make the Elmwood Village one of the 10 great American neighborhoods. Ya, that's what I thought.

    As for jerkface, I never feel a point is well made until that individual come out against it. Consider the source!

    As long as we're paging Sam -- we need an honest commitment to Main Street. Other states are doing it. We can too. Disconnect HUD and it will work great!

    I think the problem some of us are having with this announcement is what is was hyped up to be. If this hadn't been hyped as the greatest thing since electricity maybe those of us who are, as you say it 'naysayers' wouldn't be so bewildered as to WHY this is good.

    If this doesn't have some sort of positive impact on Elmwood in terms of cold, hard, cash it's just hype, plain and simple.

    So tjc246, why don't you enlighten us as to WHAT impact this will have on the Elmwood village. Because right now, it's nothing more than an arbitrary honor that holds little meaning to those who aren't urban planners. And guess what? If you are trying to attract business and commerce to Elmwood, you need to speak to the public--you know the ones who spend their money there. Last time I checked, we also contribute to the area.

    Those of us that LIVE in EV and have INVESTED in the neighborhood as property owners, who SUPPORT local retailers have evey right to be underwhelmed by this BIG NEWS. I live in the neighborhood precisely becuse of what it offers, and I don't need some organization of social engineers to validate my decision to live here. Thanks for all you do to help make EV a better place (although we have quite a way to go in many areas), but I agree with the previous post -- had I taken the morning off work to attend the press conference, I would have been livid. If the "Gateway" boutique hotel was revived or a concrete plan was unveiled for the Richardson complex, I would consider it BIG NEWS worthy of this attention. Designation by the APA as a top 10 neighborhood will look nice on next year's lightpost banners, but will it fill empty storefronts?

    Its understandable, we all want results and we want them now. But if it does designate Elmwood Village as one of the 10 best in the country you have to expect companies (albeit big outside corporations whose profits wont stay in our city) to see this and invest and build. If thats what you want. And if those big companies do want to build tell them to do it somewhere else in the city.

    The announcement was "all wind, but no rain." There are plenty of national distinctions/honors/media stories that go on behind the scenes here in Buffalo that are a part of normal business. I think Justin, being young, got a little too excited on this one. I'll give him an A plus for his PT Barnum approach that this was the greatest thing ever.

    I was sort of hoping that New World Record said they were moving back to Elmwood.

    My wife is an urban planner and she has allready posted similar comments to mine. Great news, congrats to the EVA and all the planners, but the hype lead the rest of us to believe it was something that would be as important to the rest of us. ie - major physical development.

    There are alot of poeple who win design awards and such for projects in this community. UB School of Architecture won a national award from NCARB for the bus shelter and streetscape projects in Allentown a few yrs back. The shelter in front of Klienhans was on the cover of NCARB's national magazine. No one ever told the community at large that it was the greatest thing ever. I don't remember any videos or public announcements.

    My gripe isn't with the accolades by any means. I'm a member of the Elmwood community and I will take great pride in this honor. But maybe the hype could be tempered a bit.

    Mr. Azzarella, who you acuse of hysterics, is unavailable due to a family death. However, I would like to apologize personally for his enthusiasm, hard work, and excitement. Please, strip any happiness, fun or sense of pride and recogniztion from him NOW. Underpaid or unpaid, each neighborhood activist/director I know is doing a pretty thankless, neverending job up against a wounded city government and a planning board with little vision. And apparently a pretty poisoned and bitter public faction of citizens. As neighbors, and as people, perhaps it's time to lay off the constipated daily wine that repeats that it's never good enough, not big enough, not one the way I would have done it. Nothing. NOTHING that happens here, in and of itself, will be the answer. It's all the momentum in all it's tiny parts that will add up to something. Some of you should read your own history of comments as i just have and realize all you ever do is criticize. Or try to be clever at someone elses expense. Speaking for the happier more optimistic folks, it wears the rest of us out and brings us down.

    What this ads is a Google factor for the EV. What it means is there are investors across the country looking for places to sink their money and now the EV gets at the very least a blip on the radar. It's just sad that national recognition came before STATE recognition. I don't recall seeing any NYC neighborhoods on that list! Hey Albany... this way... over here!!

    Thank you for all of your comments. This is an extremely exciting announcement for the Elmwood Village and the City of Buffalo! However, the award is hardly the news we are most anxious to report. It is what this award is going to enable the Elmwood Village Association and Buffalo Niagara to do in terms of putting us on the national Map. This award will not just be framed up on our office walls, its going to outline all of our future efforts for continuing to develop and market the Elmwood Village area. That is what tomorrow’s press conference is going to be about, discussing what this designation really means and the ways in which we can take advantage of this tremendous opportunity.

    I live in CA and visited Buffalo for the 1st time about 1 month ago. Unlike CA, you have tremendous VALUE in your city. People can actually afford to live here. I know you have a rotten past, but the future has potential (according to all the articles on this site). I purchased 6 units in EV already and plan on buying more.

    With recognition from the American Planning Association, the EVA can use that recognition to the neighborhoods advantage. With the Loonie at par with the dollar, think of the potential opportunity to get Canadians shopping here. Elmwood offers unique items not found at the malls and now is a bargain for them. Hey business owners on Elmwood and elsewhere in Buffalo- start taking Canadian money- it's to you advantage. Hey local bank branches- make it easy for small business owners to accept Canadian money.

    Back to this recognition... The EVA is a smart organization and will use this award as a way to market the neighborhood. I know Dan and Justin at the EVA will work hard to make sure this recognition as one of the 10 great neighborhoods will be more than a plaque hanging on a wall.

    It's too bad that so many of you are so limited in vision to realize this can be an opportunity to continue to revitalize the neighborhood. I am the first one to tell you that much more is needed to be done but if you look around you folks, Elmwood is doing pretty good. No population loss in the neighborhood since the 1990 census, housing values are way up, and while business close- new ones open up in their place.

    What is needed now are more volunteers who can help the EVA get to the next level. If you have time to volunteer, money to donate, talent to tap, let the EVA know. It has been the can do attitude of this community that has made it one of the great American neighborhoods!

    If cainvestor sees the value in the neighborhood, then others will as well. The quality of this neighborhood is astounding. Those of you who wanted a major development...it will happen. Hey cainvestor do you have some friends who may be interested in a larger redevelopment project along Elmwood? Now is the time to get in while it's still inexpensive.

    Umm... No..., stores on Elmwood are not "closing on a daiy basis". And yes a hotel would be fantastic, but guess what... we have several new condos, townhouses, and apartment buildings under construction. Most stores that close are soon open again with new owners. So the area is actually doing very well.

    I agree with people that the announcement isn't deserving of the hype. Is this a great thing for the community? Of course, but huge? I'm not so sure about that. Having been to Eastern Market on a weekly basis in DC, the similarities are striking, but the density and continuity on Elmwood just aren't there yet. I think the area shows great signs of life with the quick development of the vacant Jimmy Macs building. But the survey is right, the surrounding neighborhood is awesome to live in.

    It would be great if the EVA could market this on a national basis and allow the city to use this information in their marketing efforts (if they do have any because I haven't seen an ad about Buffalo in a place where many ex Buffalonians reside) Let's hope the EVA can use this as a springboard for future development in the region.

    Recently BRO had an article about Lorne Opler, a recent Buffalo arrival who is already up to his neck in community activities despite not having yet stowed his parachute. Justin Azzarella commented that Lorne "rocks the cosmo!" Well, Justin, a great opportunity to toss your words back atcha: you and Elmwood Village "rock the cosmo", and it's great to see this formal recognition of that. And also another chance to thank you for having dinner and drinks with a bunch of us in Rochester this summer, so that we could pick your brain about the success of Elmwood, and how we can adapt some of that to one of our avenues in Rochester. Perhaps we'll join you on APA's next list...

    Although, as some have suggested, this honor won't suddenly turn Elmwood Avenue to gold, it will nonetheless be significant in many ways seen and unseen. It will help bring all of Buffalo national recognition, with people involved with planning and urban revitalization nationwide sitting up and taking notice. In New York, it will highlight a crucial ingredient in revitalizing our upstate cities: creating, nurturing, and sustaining great urban neighborhoods that work - I hope Dan Gunderson is there at the Globe.

    Heartiest congrats from friends and fans to the east to Justin, Dan, Bob Franke, Tom Cooney, and everyone else - there's hundreds - who have made Elmwood Village into the success being recognized this week. Rock on!

    I think that the fact remains that for alot of these stores and restaurants, the life cycle seems to be pretty short and the reason being is still lack of keeping people down on elmwood for more than a walk on a nice day. We have two awful wilson Farms, a huge open market where quality was, not going anywhere, DVD dot etc... New World Record is gone, but I do believe that space will be filled soon. I am excited about what will come of jimmy macs and the beer store. Lack of a better term, EV still needs a staple or a major reason for people to want to be there; 2 Boutique hotels places along the street would help

    Being an urban planner, I think this is great news. We can use this neighborhood as a model to fix others and continually capitalize on our existing assets and architecture.I think someone mentioned it earlier, we need to get the traffic back on Main St. downtown It will get the momentum of prospective projects and those under construction going. The APA is not just some random guy, it is not a position, it is an association.

    Hello All!

    It's pretty amazing to see over 100 people adding their comments to a BRO post. I apologize for being out of the thread. I have a personal family commitment that has kept me out of the office during this very (yup, I said very) exciting time.

    I've read so many positive comments today, and yes - some less than positive comments as well. So what do they all have in common? The common line is that Buffalonians care deeply about their neighborhoods, their commercial districts and the Elmwood Village and we're not afraid to tell others how we feel. Personally I wouldn’t have it any other way.

    I am tremendously excited about this award and no amount of dampness in my Cheerios will hasten my spirits.

    This award means many things;

    1. Marketing / Branding Leverage (especially in the wealthy and nearby Southern Ontario market) 2. Designation as one of America's 10 Best Neighborhoods comes in pretty handy while writing grants to leverage dollars to further improve EV. 3. Community recognition. No one deserves this award more than the countless volunteers, financial contributors, members and business owners in the Elmwood Village. Everyone likes to get "The Gold Star" from teacher once in awhile and today it’s our turn.

    As posted earlier this announcement and corresponding award is just the tip of the iceberg. Even more great things are to come and yes, this designation will help expedite the good things in coming. I hope you’ll all join EVA in celebrating this achievement tomorrow (err, is it today already?) at 10:30am in front of Globe Market Elmwood.

    So I'm supposed to have heard of this "american planning association" or something? I mean, so what. Even West Urbana, Illinois is on this list. It's not like planners are suddenly going to drop what they're doing and flock to West Urbana or the Elmwood Village or anywhere else. Maybe you can contact the winners from say 2002 or something and ask how much of an effect this amazing honor has had. You'll find the answer is NOTHING. But Elmwood Village is nice. Lots of quaint boutiques selling women's clothing and stuff. It's better than the vast majority of neighborhoods in Buffalo, at least you don't see boarded up buildings every 100 feet

    Don't blame the American Planning Association for West Urbana's troubles, Genghis, it's the roving gangs from South Urbana that are causing all the mayhem. As to Elmwood Village, it does bear some resemblance to a certain other village by the name "Potemkin" but this redoubt of organic earnest may be Buffalo's Last Stand. Ever consider that? Ever consider the consequences of Elmwood falling prey to the forces that result in "boarded up buildings every 100 feet"? This is the Battle of Buffalo, kid, and failure here will reach all the way to your front porch in Lancaster.

    Hey Genghis, I believe this is the first year the American Planning Association has presented this award. And you could be right that nothing may come of the award on it's own but with the EVA working every day to revitalize the neighborhood I wouldn't bet on it.

    Justin- Thanks for doing an awesome job. I know how challenging it can be. As Justin said, this award is just a springboard that will help the EVA market the area and potentially garner additional grant dollars for continued revitalization efforts.

    Being on a list of the 10 best neighborhoods in its self will not bring new businesses and visitors but with hard work and determination, it will make all the difference. My challenge to those of you who are disappointed by this award is to join the EVA in their efforts to continue the revitalization process of the neighborhood and make it even stronger.

    Let's make this clear, I live in Amherst not Lancaster. And the blight has a couple of miles ago before it reaches my doorstep. And if it does, I'll just move. I'm not like you people, I have no attachment to where I live. Rather than make positive changes to better a declining community, I just walk away and find a better community. It's fast and efficient and has a 100% chance of success. You might want to consider it.

    HAPPYONE, all I'm saying is that Buffalo is too great to have to constantly grovel for the approval of outsiders. Let's not get hysterical over this endorsement. Buffalonians need to be more smug, they need to act as if they already knew this then quietly go about the business of capitalizing on the potential gains of this national recognition/designation. I think our reaction to this designation speaks as loud as the honor itself. We already know this. I find it somewhat embarrassing that we have such an external locus of control, that is, that we allow the opinions of others to dictate our feelings and attitudes. We go ape shit when somebody throws us a bone, somebody who really doesn't care and possibly never even visited here. Our smugness is what would make us unique and our own sociocultural entity. Who wants to be like Chicago or Toronto or Washington? I don't want to live there and I certainly don't want my city to be like those cities. I want Buffalo to be Buffalo. And having traveled fairly extensively and lived in four major American Cities I can tell you we have a lot to be smug about here. So let's just chill the "gaga" response to this great honor, take it for what it is, but then exploit the honor with a clear head while exuding a sense of entitlement. It's all in the image we project of ourselves and, admittedly, that image has been tarnished primarily by narrow, inexperienced Buffalonans who unfortunately haven't traveled out of Erie County to see much else.     It's not tax free zone. This was in the Buffalo News in an article on tax free zone...

    The plan to boost downtown retail got a cool reception from Christine Pine, president of the Elmwood Village Association. She called the sales tax free zones “unfair competition” to small businesses located outside of the downtown core.

    “It doesn’t seem right to me. I think it will be very unpopular among merchants located in neighborhood shopping districts, like the Elmwood Village,” Pine said.

    its too bad the hertel ave business association isnt as proactive as eva (just with a differnt flavor). i mean, i emailed them to see what i could do to help them days ago, and nothing! how can you attract business/residents like that? i guess its just up to the block clubs.

    hell, at least theyve finally gotten an email address, but i guess it was just for show.

    Sorry to find Ms. Pine's reaction to a tax free zone less than inspiring. How complacent we've become to just accept tax upon tax. Glad that she thinks she's being 'fair', but what does that have to do with economic competition? Do you think the governor of NC says....'gee, our taxes are lower, that's unfair to NY...'

    Ms. Pine might do well as a montessori school teacher, but soft leadership like this leads us to less than optimal outcomes. Reduce taxes anywhere you can, and let those with higher taxes fight for lower ones.

    If this is so fullfilling, why are you even here to bitch and knock down others who are actually trying to accomplish something through hard work and effort, something that they can call their own?

    At times this place feels like high school with the bullies getting worried that those "beneath" them might actually be accomplishing something worth while that they never had the dedication or talent to do themselves. Please explain this behavior beyond just being jealousy. Of coarse anyone here could take the easy route and just keep moving out. Then we can all act dumbfounded as to why the blight grows and our taxes are too high. What concerns you if they choose not to just move and actually take on some responsibility and a chance of failure?

    Congradulations to the EVA for this honor and their hard work and everyone else in the neighborhood. For helping perserve our history and to give us a unique urban place in our area to enjoy. I know many of the people around here feel a bond and responsibility for where they were born and thier inherited history. We all make Buffalo what it is: either by what we do or what we don't do.     I am in agreement with earlier posters that share a "no sh!t" reaction to statements that Elmwood is a great neighborhood. I think that instead of wasted time working on a video to announce something that we already know to be true people should be working on spreading this prosperity into other districts (i.e. grant st, downtown). I think the person who mentioned Buffalo's external locus of control hit the nail on the head. This town has a very, very large chip on it's shoulder and one award from a organization that i'm sure most of you had never heard of before monday is not going to remove it. Elmwood ave's resurgence is but one step on a long and necessary journey to restore this city to the level of vibrancy that it can achieve.

    Also, fire is hot. (sorry, couldn't resist)

    Genghis' comments were troubling. It is that lack of concern for neighbors/neighborhoods that led to me fleeing the suburbs and relocating to the Elmwood Village. Can you imagine living in a "community" where people only worry about protecting their own image/stuff?

    Needless to say, I did not find the recognition to be a surprise. I moved here because I knew that Elmwood was a great neighborhood. However, I also need to point out that the EVA was the biggest factor in me discovering how great the Elmwood Village is before I moved here (from out of town). Good work Justin and EVA. Keep celebrating/promoting this place. Even if we in the Village already know that it's great, others need to be informed of the obvious!

    I'm actually pretty tired of the recognition that Elmwood (I loathe the term Elmwood Village) receives as some recent phenomenon, as if Forever Elmwood or EVA caused some remarkable renaissance. I grew up off of Elmwood in the 70's & 80's and the area, even at that point, was arguablly the only thing the city had going for itself. In fact, at that time the street probably had an even more eclectic mix of shops/businesses as well as possessing a more genuine quality. Today the area seems to be brimming with pretense and an absence of a soul.

    The plan to boost downtown retail got a cool reception from Christine Pine, president of the Elmwood Village Association. She called the sales tax free zones “unfair competition” to small businesses located outside of the downtown core.

    “It doesn’t seem right to me. I think it will be very unpopular among merchants located in neighborhood shopping districts, like the Elmwood Village,” Pine said.

    Tax free zone = Empire zone-like incentive for business to come to the CBD = more people in the City of Buffalo = more fresh meat for the merchants on Elmwood Avenue.

    Jealous of Elmwood? I think not. I could move there if I wanted to, but I choose to live in the suburbs. I don't have to worry about crime, urban decay, the usual suspects. I am not knocking Elmwood at all, I really hope for the best for you idealist types. I just don't have much faith in the city. Buffalo's track record is, shall we say, less than stellar. For decades people have had ideas for revitalization, and they led to... look out your window. You got to bet on the horse that you think is going to win. My horse is Amherst.

    hey Genghis, your horse is boring. My horse takes me to a neighbors house for an impromptu get together. My horse takes me to get a gallon on milk within blocks of my house. My horse allows me to witness the diversity of a true urban neighborhood.

    I am happy you like your horse but at least my horse is energy star compliant:}

    Elmwood residents are not idealists- they are realists. They understand that by revitalizing the urban core of our region it helps those of you in Amherst. I would seriously doubt that everyone who lives in Amherst works in Amherst. Many of your neighbors work and enjoy the offerings the City of Buffalo has to offer. Without Buffalo so goes Amherst.

    Really? Really? REALLY? 90 percent of the USA is souless but Elmwood? Come on. Travel to the South or the West and you will see strip mall heaven where car is king and people on foot are non-existent.

    Why is it that when people care deeply about their neighborhood and want to make it better are pretentious? Without the EVA, there would be no Farmers Market, no free summer concerts, no community gardens, no hanging flower baskets, no coordinated marketing efforts, no press releases about new business opening, no grants to assist small business owners in facade improvements, and the list goes on and on.

    Just because the residents now expect excellence in design and quality, they are pretentious? I make no apologies for expecting the best and neither should anyone.

Which is it? Is your suburban retreat blighted or are you living it up like a pasha while the rest of us tormented urban souls wander blindly through blackened streets straight out of a Kurazawa flick? As to your horse, Amherst, it pulled up lame on the backstretch in the fifth. I know, I bet against it at my urban OTB.

That "ago" way back up there should be "to go", if that's what this is about. Sorry for the typo. I'm not exactly living like a pasha either, but I don't have to worry about my car getting stolen. Now I wouldn't say people in the city are wandering blindly as you put it, although that characterization does apply to certain more idealistic contributors to BRO. Look, you're welcome to bet on any horse you want. Go buy one of those loft-things downtown. Go to Delaware park and enjoy the benches.. oops aren't any.. ok then the beautiful trees.. oops there was that October blizzard.. ok then the grass. Send your kids to school in the city (just make sure they pass the entrance exams). I'm just stating my opinions. Does this have to be the pro-Buffalo only site? Every article in this cybermag is so gushingly pro-Buffalo. They hyped up some obscure award that no one cares about, it is my internet civic duty to state the opposite side of this story.     My little "hemp shop" typically keeps a peace sign in the window. I'm not judging you for your choices but to clarify the stakes here. If Buffalo disappeared, Amherst would be threatened. there is no wall between the two. Look at Detroit. That city is a vile, dysfunctional cesspool. At one time, the city was the only bad news. Neighboring Oakland and Macomb Counties were still healthy. They poached gross receipts from Detroit as it declined and spawned the term "parasitic suburb". Now those communities are stagnant and are falling into decline. That's how it happens. I wish Amherst the best it can have, but not at anyone's expense. I want a resurgent Buffalo with beautiful, strong, growing suburbs---just not sprawling growth.

    Genghis, I'm generally not one to engage in a pissing contest... but your views are seriously out of step with reality. It's fine that places like Lancaster make a certain small segment of the population feel warm and fuzzy. Some people prefer pergo over oak. Don't get defensive about it, or worse, offensive towards the Buffalo supporters. What you lack in sensibility, you overcompensate for with your willingness to expose your lack of depth. Let the good people carry on their work, without getting in a tizzy that your precious suburban abode is ...well, maybe a tad vanilla for the folks here.

    tjc246- Would I take Elmwood over any section of Transit or N. Falls Blvd? Please. Yet to me while Elmwood has gained quite a few intangibles over the last 15 years, at the same time it has lost a great deal of integrity. I see a lot of parallels between Elmwood & Queen West. The latter is a great place to spend an afternoon but for anyone who walked that same street 10 years ago-before the glitzy high end retailers shot the rents out of the atmosphere- it too has lost so much of it's original appeal. Also, the farmers' market, free summer concerts, community gardens, & hanging flower baskets? Those are hardly things that define Elmwood. If those are the greatest accomplishments of the EVA then that is very disheartening. As I noted before, Elmwood thrived just as much if not more w/o the EVA 20 years ago.

Why was it that housing values back then were stagnant if not falling in value??? While in the past 10 years values have gone up over 100 percent in some parts of Elmwood??? Funny huh?

    Also, you seem to select information that supports your own argument. The EVA provides direct grants to small business owners and property owners for facade improvements. The EVA also hosts small business education forums to assist them in better business practices. The EVA offers cooperative marking for small businesses that allows small businesses to market to areas outside of the city at discounts of up to 50% off.

    I have also personally assisted businesses in finding additional grants and tax credits for projects along Elmwood.

    The Farmers Market, Summer Concerts, and gardens all help in building the quality of life in the neighborhood and if you have read some of the more recent articles on this site you will see that is exactly why people are moving back to this neighborhood. It is the excellent quality of life that draws people back.

    Do you truly believe that this neighborhood would be doing better without the assistance of the EVA? and if you do, people give concrete reasons as to why?

    tjc246-Your contention cannot be that the rise of property values in "pockets" of the city (including Elmwood) is due to the EVA rather than a litany of other causes. Look, I don't have some vendetta against the EVA, to reiterate, I'm tired of the common perception being that Elmwood was some lost cause before any non-profits got involved. My memories of Elmwood 20 years ago are purely subjective, but I guarantee it was just as dynamic as it is today. Back then there were no grants or incentives for businesses just pure determination.

    Zen- I would never contend that the EVA is the sole reason for rising property values. I would contend though that it has had some part to do with it. There are always many factors that are involved in a communities continued success.

    What would have happened if an organization like the EVA would have been as active on Grant street 20 years ago? Would it have turned out better than today? I am sure it would have. 20 years ago Grant Street was still doing ok but on its decline. The EVA recruits and trains dozens of volunteers each year, it writes grants, and numerous other things that works to engage the community.

    When the EVA started up over 10 years ago...there were signs that Elmwood was on its downward decline. It was because of Michael Attardo's proactive approach in starting Forever Elmwood (EVA) that helped (as part of the solution) to stem to decline of Elmwood. It takes small business owners, residents, volunteers, and many other factors to turn a neighborhood around.

    Without the collective "we" I don't believe the Elmwood Village neighborhood would have been named one of the top 10 great neighborhoods by the American Planning Association.
