Unique Midtown Property for Sale

A stunning conversion project in the Midtown area is for sale. Gurney Becker & Bourne is listing 1716 Main Street, a mixed-use property profiled previously on Buffalo Rising here and here. The site consists of two separate buildings. The two-story building fronting Main was constructed during the Pan-American Expo period, which includes 3,210 sq.ft. of street retail and a 4,200 sq.ft. second floor loft residence. The rear building was built thirty years later in 1930 and currently serves as an architectural workshop.

Margaret & Frank Fantauzzi purchased 1716 Main Street in 2001 and spent the next two years stripping the front building down to its skeletal structure. Artifacts from the site’s storied past were discovered throughout the building and thoughtfully woven into today’s finished product. (view slideshow).

The ground floor contains 3,210 sq.ft. of commercial space. It is currently used as an art gallery. Original hardwood flooring was restored. Fourteen foot ceilings allow natural light from leaded glass windows to flow throughout the space.
With the modernization of the water, electrical and heating/cooling systems complete in 2003, the Fantauzzi’s made the site their permanent residence. Since then, Frank - a Professor of Architecture at the University of Buffalo- has spent every day using 1716 Main Street as his creative canvas.

The original 12 ft. high tin ceiling was restored along with original hardwood floors in the second floor loft area that contains three bedrooms, a custom build wood burning fireplace, a forty foot wall of custom cabinetry and two bathrooms.

The rear building, currently used as a workshop, is two stories and 3,200 sq.ft. The double-folded galvanized steel privacy wall runs long the south property line creating a unique outdoor space.
The property has already generated a buzz in the neighborhood over the years as Frank & Margaret’s project progressed. The loft was featured on HGTV’s popular series “ReZone” in 2007 and has been showcased in Buffalo Spree.
Margaret & Frank will be on hand this Friday from 11 am to 2 pm at an open house to share their seven-year story of transformation and vision. An owner-guided tour will begin promptly at 11:15.
The property is listed at $434,500.

As we mentioned in our previous post, we’re in the process of changing the Buffalo Rising site. We’re almost there as we expect to launch the new site on Friday, December 19th.

this is an amazing piece of real estate. out of curiosity, why is the owner selling? does it have anything to do with the neighborhood, or does he simply want to move on to another rehab?

Stunningly gorgous isn't equal to coldly impersonal.
Lofts used to be storage spaces and office spaces, not living quarters, when these buildings were originally constructed.
So then, for Buffalo, NY, which needs to come first to regrow Buffalo, the chicken OR the egg?
This webspot, BRO, pushes for singles (eggwhites) AND businesses (yokes) coming first, but, instead of singles, why not push for families who do not nest their young (chicks) in lofts?!
Should Buffalo push for more middle-class Sycamore Villages first ?

"A little pricey" because of the direction of the market. Obviously in 2006 this would have been a knockout sell but in today's environment, you have to wonder how all the pieces add up. And I agree with urbanboarder that the owner's reasons for selling now might give some clue as to what kind of premium (if any) there is here. As it stands, it's a great building and a great investment to hold and enjoy for some time, and yeah, I could buy it, but I could buy a lot of things right now...

This is all well and great. In fact I was inside here in 2003 before it had walls but - Since when do we have a "midtown"? "midtown" = "across from freddies's donuts".

Midtown is actually going down Main, Delaware and Elmwood. Starts around Gates Circle and goes to North Street. The other names are marketing gimmicks.

I commend Frank on his bravery and efforts, but in this neighborhood this property is worth nor more than 200k and that may be a stretch.

Gotta disagree with Gaustad up there. $200k is way low for this beaut' but he's right about the sketched out neighborhood full of vacant lots and those spooky apartments across the street. It figures that the place was remodeled by a university prof because a commercial-minded developer would have passed on the joint. That said, it is very well turned out and the space is just undeniably awesome. The market would probably settle in at $350k but this is one of a kind and anyone out there who just has to have it shouldn't hesitate.
