Update: Heavy Interest in Waterfront Village Parcel

Working on a scheme for the vacant Lakefront Boulevard site in Waterfront Village currently being offered for development? Good news- you have an extra month to whip up a plan to win the hearts and goodwill of BRO commentators. Unfortunately you have some competition. The deadline has been extended one month to December 10 at 11:00 am “due to heavy interest in the Request for Proposal Package,” according to the City.
Developer interest in the 240-260 Lakefront Boulevard parcel comes amid strong pre-sales at the Waterfront Place development underway nearby. The City has suggested a mix of market-rate housing with a green space component for the 2.4 acre property that includes a bit of waterfront frontage.
The Lakefront Boulevard parcel is one of two sites currently available in Waterfront Village. A November 9 deadline for proposals for 10-15 La Riviere Drive, a 1.4 acre parcel adjacent to Shanghai Reds and the Waterfront Village Center office complex, remains unchanged. Due to covenants, residential use is not permitted on the La Riviere site.

I would like to see another mid-rise/ high rise component in this development as well if its going to be developed.

I agree that there should be a high-rise building here, tall and thin, about 30-35 stores. I have been into art-deco, in fact probably one of my most favorite architectural themes, so I think that this building should be in art-deco. This would compliment City Hall and the Buffalo Central Terminal among other art-deco buildings already in the City.

2 Thin 35-Story Condos is the way to go! According to the layout above; you can fit one on the top right corner and the other at the bottom next to the water. The space between the two buildings would be parking space. A grand 35-40 story hotel on the other site. Think of the view for the tenants... HUGE WOW Factor!

Nice to see downtown bulking up and the potential here is great. I know there are plenty out there for faulting this area for not having enough public access and open space and public land but since this area has developed it is only logical that this site too be developed a bit glitzy and glam. I look forward to seeing the proposals for this. We have plenty of land to focus on getting right for our waterfront access, public access and open space including Lasalle Park that can be greatly improved, the Outer Harbor, Squaw Island, Foot of Ontario, etc. Again, nice to see downtown start bulking up and showing some signs of new growth.

I agree as well with the high rise. I am not a fan of the art deco theme though. I would like to see a tower or towers similar to the Uniland Gates Circle project at this location.

I would like to see another iconic tower, around 30 storeys. Nothing blagh, something that we can be proud of. The gates tower is great, but not here. Something that stands out and is beautiful.

Yes two towers greater than 20-stories with architectural significance (meaning the opposite of the two towers there now) would be great.

This project has been BLOCKED several times by the residents at Marina Park and the condos behind it -
The went to court over it once before and the project was killed because the views will be blcoked facing Canada.
Long way to go with this one.

I think there is still room for public access - a promenade - along that side of Erie Basin Marina.

If they wanted the view to stay they should have bought the property to perserve the sight line.
No different that the developments that plow down a forest and then cry when the one next to them goes through the same processs. Buy the land if you want it to stay that way.

I totally agree MJWorthington. The" I'm the last one in attitude" is always amazing to me. Nonethelees I see a huge fight from all the neighbors for anything non-conforming to the current low - mid-rise template or, probably, any development at all. I remember way back when the residents of Marina Towers (subsidized housing!!!) successfully blocked development of a high rise at the other end of the village. If you think the people at the Park Lane have money and clout wait until you see who lives in Rivermist.....
It is probably time for some commercial development down in the Waterfront Village as well. A small grocery or restaurant would be good as a part of any project. It is too bad that this area was developed suburban style and not new-urbanist. Successful or not it looks like Amherst dumped on the waterfront. Too bad land values weren't high enough to preclude such low density development.

I think a tower can be developed still on the parcel making consideration for the condo owners behind it. I think that parcel is large enough that you could easily positiona dn design it in a way where it has minimal effects. Then again on what grounds can they cause a stink about this? Is it their land? Arent they living in an urban environment where residential towers might be expected? Again this comes down to the idea that if you want your perfect 360 degree view then you should go buy a 20 acre parcel of land in Wheatfield and plop a house down right smack dab in the middle. You cant have it both ways. I hope whoever it is will be able to develop something of some height here. If you want a water view then move closer to the water than behind a large developable parcel of land that you hoped would never develop.

I agree with everything Flyguy is saying - any sort of dispute from the Rivermist people is crazy. Heck, they are closer to the I-190 than they are the water. As for anyone who wants to see it turned into a park...walk another 150 yards north and you'll have acres upon acres of land (LaSalle Park).

Well i drove through the snow storm today and tried my best to sample this area before school. Of course i agree with everyone about the condo tower(s). (The view would be fantastic) Yet i would be just as glad to see some expensive community designs go in and keep the tower for a city block on the heel. It might be easier to place all of the parts of this community in line after the condo tower is finished.(can't wait for the ride at night)
too bad the La Riviere Drive could not be the spot for a tower. that would make an impact on the skyline and be a real attractive setting.

if gaustad is right, and i belive he is. this means the previous project was stopped by at them max 8 people. if you look at the photo only one building is blocked, the people in the back look at the 190 and the other water facing properties have low rise buildings in front of them.
the whole thing is about population, and cost of living and propery values. Meaning more people more traffic and if the high rise condos are affordable to regular folks then one does not live in an exculisve suburban style neighborhood in the midst of a city, and when you sell your home lake view is not an option in the sales pitch.
I say make two 30 story glass towers, in a rectangular offsetting situation keeping them parrelel to the lake and 190 so boaters and Canadians have a nicer view of the skyline. lets build a better buffalo not pander through lawyers who should be able to look at Canada.

Twin 75 story residential towers. One, condos over 200 room hotel; the other, condos above, apartments below. The extra height would obviously be a concern for many but future developments downtown should match these two or exceed them. We got two big banks and they are totally in arrears in the 'signature tower' department.
