The Pasquale, the mid-rise condo tower at Waterfront Place, is rising at a rapid clip. Workers have been pouring concrete for the thirteen-story building since July. Views shown here are from the sixth floor. A townhome model unit is expected to be open within the next month.

The move-up condominium product has been well-received. With very little advertising, the building is “slightly under two-thirds sold” according to Ellicott Development’s Chris Martoche. “We have not done a whole lot of advertising. We are relying on word of mouth, and have placed some inserts in the HomeFinder.” Martoche says the profile of the people purchasing in the building is mostly what you would expect- doctors, lawyers, and businesspeople.

“Sales have been great, the response has been great,” says Martoche.

Residences in the 49-unit tower range from 1,342 square feet for a one-bedroom unit priced from the $300’s to over 3,000 square feet in two penthouse units priced at over $1 million. Fifteen, three-story townhomes built adjacent to a private park will round out this portion of the project.

Buyers are expected to begin moving into the tower next fall. Initial townhome units will be finished in weeks. There remains room on the site for a second tower. The timing and size of a future phase is unknown.

    They should be planning 2-3 more 10+ residential towers on the waterfront....and getting rid of some of the municipl housing along the waterfront would be a very good next logical step.

    ingenious new name, talk about marketing savvy, now they are sure to sell the rest of those condos:) Great news as far as upscale residential living in downtown Buffalo, more clientele for downtown businesses. Carl has a passion for business and for Buffalo and if demand is there then go ahead and build another one!

    yeah lets finish this one first before we get too excited for a second. There are still a lot of skeptics out there that say nothing gets done in Buffalo. But looking at those views of the new Health Now building, a mostly filled waterfront village it is hard not to believe that the ball is rolling.

    I thought the city sold off the Marine Drive apartments under the Massiello admin and wasn't it a scandal that showed it wasn't really public housing but subsidized housing for friends of politicians under the guise of public housing. Or did they just kick out the friends and make it a real public housing project. Either way it is one of the better up kept housing projects and doesn't appear to be slowing down the Waterfront Village's progress so Maybe it is better to focus on infrastructure and other waterfront issues than that one.

    The views are great. I can see why these buildings are so popular. One would think only smaller studios and one bedrooms would sell that fast but I stand corrected again.

    I like driving down the 190 seeing this building going up, and the recently built Health Now building (which looks spectacular). Albeit very small gestures, they are adding to our downtown profile, which is how so many casual visitors judge a city.

    personally i think 1-2 condo units right on the waterfront are a waste of space when towers could house 10times as many, but I guess we'll take what we can get right now

    Yeah I guess we are getting ahead of ourselves.. it's hard not to; progress is like oxygen. Perry - well said; your definetly right even the small signs of progress elude to a downtown that may just be coming back to life. Speaking of driving the I-190 how about not having to to contend with Breckenridge and Ogden tolls any longer. It's all good...

    2-3 story town homes compliment the high rise and preserve the waterfront views. If all new structures were 10-15 storey high rises we would be eclipsed from our waterfront similar to what Toronto has done. Leave these structures for the Park Lane site, deeper back into he fabric of the city where they are more interesting.

    1. Don't believe everything a sales person tells you. 2. The town houses have NO VIEWS, unless you are standing on the roof on a ladder. 3. I'd like to see a list of actual buyers who have put down deposits. 4. The last two new high rise buildings (City Center, Admirals Walk) both went into bankruptacy. 5. How many of those "deposits" are for the units facing the 190 or the ones below the buidlings in the picture above? 6. I can't believe anyone, not even a Doctor, would pay 300 grand for a condo with no view, perhaps these are the 1/3 unsold?

"Not even a Doctor"..who says that. "Not even a...Bashar Issa would purchase one of those.." Oh man...my head hurts..

    Please for the future of humanity keep your pessimistic attitude to a bare minimum...

    Of course, the next tower should be much taller so no one will have I90 ruining their perspective. And the whole hubbub about "deposits" really relates to speculators who bought condos only to flip them before the balance of their contract came due. Was that ever a Buffalo story?

    What was on that location before the construction began? - I have no clue!! Exactly - therefore...I am happy to see something going there because if a vacant building or non-hospitable tundra type was there previously..i could care less!!

    I'm glad through reading these that some people on BRO are actually optimistic about the signs that they see...

    The only unfortunate thing here is that the second tower will not be any taller than the first unless the 190 is a boulevard. The video of the San Francisco highway turned boulevard looks amazing, who wouldn't want that between them and downtown? If there were a high rise, say 30+ story condo or the impossible apartment tower on the waterfront many people would live there. If you've ever been to the top of HSBC, City Hall, or also a tall building in Amherst such as South Campus UB dorms you know how amazing the view is, any building that could see the mist from the falls would sell well.
